    HI, So im totally new to this but looking for some info and I'd love some help/advice. Myself and my husband are looking to build like a granny flat out my parents back garden but have no idea where to start???

    Do I need planning permission? If so how do I apply and how much does it cost?

    I'm also looking for a building company to come give us quotes if anyone knows anyone who could do this?

    If anyone has any idea a project like this would cost even roughly? looking for:
    1 bedroom
    1bathroom
    1 living area with kitchen

    Where are you located?
    Builder will not quote until drawings are done.
    Planning permission is required.
    It had to be connected to the main house with an internal linking door.

    Yes granny flats need planning

    Get an arch / arch tech to design, meet council

    Get above done, then get Qs to price

    Then tender to several builders

    Assuming 15m2 bedrm
    5m2 wc
    10m2 circulation & storage
    30m2 Liv / kit
    Your looking at 60m2 tight accommodation and probably 100k ex vat
    where you are in the country would be a factor - I'm in cork city and that would be a tight price here, even tighter in Dublin..

    DCC require a letter of some sort to show the requirement for ancillary accommodation is required.
