Planning permission refusal?

    Hi can anybody tell me if your local county council sends you a letter. Telling you your plans do not meet regulations does that mean planning is not granted? Also if the give you a list of acceptable changes and tell you to make them if you wish to reapply do you need to go through the whole waiting and procedure again

    The easiest way to know is to read the first page and see if it says "decision refuse permission"

    If it says that, it's refused and will need a brand new application if you want to go again.

    If it says "cannot make a decision based on information submitted" and then gives you a list of changes to make / queries to answer...then it's not refused and is at what is called "further information" stage.

    What does your first page say?

    Based in the OP, I think invalid application too.

    Who prepared the planning application, did you do it yourself or pay an individual to do it?

    It's actually not my application at all. A person was paid for applying in their behalf. Yes I think it just need for the application to be amended to their guidelines. Thank you all

    If that's the case, then its a mistake on behalf of the agent, and he/she should bear the costs of Re-lodging IMO.
