Apartment - roof extension or roof garden

    Hi all

    Q1:

    Are there any examples in Ireland of an apartment being given PP to add an extension on their roof?

    Some context: a block of apartments has 4 floors but one side of the building only goes 3 floors. Is it possible to have apartment 3 obtain PP for a simple, discrete glass extension.

    Q2:
    Failing that, is it possible to even obtain roof access above apt 3 (assuming I owned it) for a simple roof terrace (occasional use).

    All you own in an apartment is the air between the walls, everything is owned by the management company so you'd need their permission before you could even consider applying for PP

    Yes, its possible.
    You need permission from the Management Company, will need a host of professionals from Engineers to architects to certify the works and you will obviously have to pay.

    it will require planning, new Fire Safety Certificate and new Disability Access Certificate.

    Also worth noting that the structure in that part of the block may not have been designed to take the weight of an extra storey. Your engineer will need to check this out for you.

    Roof gardens require the best of waterproofing membrane/drainage systems. Such a system will be costly. It will be required with install cert & guarantee by the buildings insurance company.
