Possible Renovations to new Purchase

    Hey Everyone
    Looking for some advice here. We are looking at purchasing a house, but would like to make one major renovation before moving in.
    Essentially we would like to take out the chimney from the top down along with the wall between the living room and kitchen to make one kitchen/dining area..See attached pictures

    New Kitchen - Something along the lines of what we would like
    Existing Kitchen 1 & 2 - The current kitchen
    Living Room- Current Living room
    Sun Room - the Sun room off the side of the kitchen

    There is a bedroom directly over the living room, which the chimney also passes through (limit of 5 pics so cant post it)
    What we would also like is to put a stove, but maybe on the wall by the sunroom...

    I presume its possible, but is it a big job ? Any idea of (rough!) cost? I presume we would we need to get it certified post renovation by an architect/engineer?

    Any advice/ideas welcome :)

    Can be done but a lot of work taking out a chimney all the way up in the middle of a house and making good the necessary repairs as well as the steelwork to support floors etc.
    Kitchen could be 25k so you would need at least another 25k

    Its a tricky enough project so will be priced accordingly in the current mini boom if in Dublin as builders prefer simpler work these days

    In North Cork so hopefully should be cheaper than Dublin!
    I wasnt planning on gutting the kitchen to be honest, just painting what is there, and maybe changing the tiles.
    Then in the far away future look to change it. The pic of the new kitchen was a guide for the layout more than anything...
    To remove the chimney, carry out repairs and steelwork, what would you estimate for that ?
    What about certification of the changes ? I presume that is required afterwards?

    You will need to get the certification done as part of the project so the structural engineer will need to be on board day one before any work starts and he will have to agree with the builder what needs doing, it cannot be done retrospectively without opening up to look at steel beams etc etc.
    The steps are
    engineer specifies what needs doing, say using a 203 by 203 by 46 Universal column as the support beam and perhaps with uprights of the same section at each end with welded plates on top and bottom with suitable bearing pads/bolts/etc etc.....

    Builder will then do this and engineer will inspect before it gets covered up

    Tough to estimate cost as I don't know how floors/walls and roof are constructed: the whole bedroom wall may need taking out, am assuming chimney is in middle of detached house and not in an end wall
