House Reno & Extension in Dublin

    Hi all,

    I'm wondering if people who are currently on the market could help out with some ballpark figures for a terrace house reno and extension in Dublin City.

    Demolition - 30m2:
      Poor condition attached to existing building
    • New extension would be going over this

    Renovation would probably be a decent amount - 75m2:
      New tiling
    • New windows/doors
    • External insulation & roof/floor insulation
    • Possibly new groundfloor slab
    • New electrics, carpets, etc...
    • Basically keeping the walls & opes, roof framing, floor joists, stairs.

    Extension - 75m2:
      Two storey terrace
    • No rear access though obviously could come through front building site!

    Front resurfacing - 40m2:
      Garden to paving

    Site clearance - 115m2:
      Couple of trees to be removed and levelling

    Areas:
      Demolition to rear - 30m2
    • Renovation - 75m2
    • Extension - 75m2
    • Front resurfacing - 40m2
    • Back site clearance - 115m2

    Where my head is at the moment:
      Demo - €3000
    (€100/m2)
    [*]Renovation - €65000 (€865/m2)
    [*]Extension - €105000 (€1400/m2)
    [*]Front resurfacing - €3000 (€75/m2)
    [*]Back site clearance - €3000 (€26/m2)
    [*]Total = €179,000 for a 150m2 final size (€1193/m2)

    I'd appreciate if anybody notices anything crazy under- or overestimates in the figures above!

    Renovation includes decorating works, floors etc.?
    Extension builders finish?
    what about heating solutions, except electric carpet?
    Do you have drawings with spec. or You need consultation regards structure and insulation?

    Builder's finish would be fine here.

    Underfloor heating in the extension. Rads in the renovation.

    Do you have drawings with spec. or You need consultation regards structure and insulation?
    No drawings/specification at the moment. Just trying to get my head around numbers to see if it's a goer. I wouldn't be including consultation prices in the build as I might be able to get a few mates to help me with those.

    Renovation and extension to achieve A rated building I'd say:
    renovation around 1000 euros/m2
    extension in Dublin can be between 1500-2000 euros/ m2
    but it's all depends on spec. and existing buildings condition.

    Thanks for the info - I saw that Bruce Shaw have house rebuilding costs at ~€1750/m2 (for a terraced house) in 2015 which is in the middle of your numbers.
