Considering buying a house with the idea of extending

    Total novice here. Am being priced out of buying a suitable house at the moment so am considering looking at one which is quite small but has some potential for future extension/expansion.

    Asking price is 150,000. House built in the 50s and floor area is 753 square feet. It's in Mayo

    From the few pics attached, any rough idea how much a standard extension would cost at all?

    Work out how much square meter you want.
    Multiply that by €1500 and it's a ball park figure.
    If the figure scares you, either save some more or reduce the extension size.
    Allow extra for above average fixtures and fittings such as bi-fold doors, large tilt and turn doors and vaulted ceilings etc

    You may also have to budget for upgrading of the existing house, wiring, heating, Windows and insulation. Also for the demolition of the existing rear coal shed. All of which will be on top of the figures I quoted above.

    1500 not far off considering clay (?) drains probably need to be done + demolition and tight excavation.
    Then,
    External wall insulation, new Windows
    Scraping wall paper, insulated suspended (?) floors, rewire/plumb, scrape walls, new flooring, curtains, paint, kitchen (?), heating?

    Should you be allowing the same money again to bring the existing house up to modern home comfort levels.

    A good arch & Qs / builder could to walk down the site, and give an opinion.
