planning permission

    My wife and I are thinking of relocating home to sligo. My parents have land so I won't need to purchase site. But not sure about process of building on agricultural land and getting g transfered over from my father to me. Plus when picking the site county council said I need to hire someone to to test for drainage and water as no water mains etc. I have 2 potential sites so do I just get both tested? We are in early stages on this so instead of Google for answers I thought just best to ask straight out.

    Get local representation to investigate. A local architect, engineer or technician familiar with the local needs assessment and with knowledge of local planning decisions.

    arrange a pre-planning meeting on site with the planner in charge of the area.

    As someone who works in the sligo area, best thing is to get in touch with an architect. All of the things you mentioned are fairly standard with a rural application and the architect will help organise elements like the site assessment, advise which site is best, zoning on the site etc.
    The land doesnt need to be transferred before the planning application for starters, a letter of consent from the owner would suffice.

    I've been through planning in sligo in last 12 months and thankfully got it. First thing i'd do is establish your housing need, i wouldn't do a thing before doing that and take it from there. A preplanning meeting will quickly establish that. A guy i know had drawings done up for a site in sligo they were looking to buy and a bit of work put into it, he went into the planner and they told him in 60 seconds he was wasting his time. He had no family links to the area and couldn't show a housing need since he was living in his own house quite nearby. You sound like you could be ok since you've got the family links. North Sligo can be particularly difficult, Best of luck!
