Is this normal wear and tear on tarmacadam?

    Hi guys

    Got front and back of house done last year with tar. back of house is perfect but front of house has a lot of marks on it and it looks like the top layer has gotten removed or something in patches.

    Before i ring the guy who did it (who has a very good rep) , is this normal wear and tear ? Does it have anything to do with the recent very warm weather ? Front of house gets more sun than the back but it looks poor after only 1 year

    Looks like a tyre/wheel being turned without the car moving. Which is a big no no for tarmac drives.

    yeah thats what i am reading too but there seems to a good bit of this in the front of the house. We have two cars and i really cant imagine either of us turning the wheel with the car stopped - i definitely would not do it anyway.


    also some of these are in places where no cars would ever be

    Is it possible to fix this ?

    Hi. It's difficult to tell what's going on from the two photos. Can you add a few wide angle images? It looks like localised surface wear from a tyre, like the previous poster said. Doesn't look too bad to be honest.

    You can apply a surface dressing if you want more slip resistance. If it's only an aesthetic issue, I would leave it be. The surface dressing will look patchy.

    I'd expect to get 20yrs out of a tarmac driveway, depending on usage.

    Please add more photos.

    thanks - ill get some more photos tonight. thats only one of them and thats the worst one. There are about 10 others not so bad at the other side and i just cant imagine cars being in that part of the yard. Ill post more photos.

    i think i will use restorer on it next year anyway and that should cover it up. you wouldnt see it at all really except that the stones there now appear a purplish colour , even though there was no coloured stone under the tar

    You shouldn't need high slip i.e. skid resistance since it is low speed area, at least we hope. Good bituminous macadam properly laid should give you adequate anti-slip but that develops over time as it is trafficked and the stone begins 'to show'. It is difficult to tell from the photos but I detect some areas where the stone matrix does not have much bituminous binder material which indicates faulty workmanship. The concern is that these 'low binder' areas will start to lose the stone and eventually 'scabble' and pothole. On the plus side traffic volumes will be very low mitigating that process. I'm not sure what your yard drainage is like but that would be a negative factor as poor drainage would accelerate wear - it doesn't look like that to me. I suggest you talk to the contractor, ask for his comments on the patches, don't be put off too easily and possibly ask to see similar on older work that he has completed. He wont want to lose his hard-earned good reputation and everyone has a mishap occasionally.

    ok thanks for that , very helpful. I just dont think its right, the worst patch actually has lost 1-2 bits of stone and we have two cars that drive very slowly into the drive and just park. i have called the contractor there and left a VM for him so we will see what happens. Worst case scenario i can get a bag of cold tar just to fill where the few stones have come out and reseal it

    Hi Guys

    i have uploaded more pictures, one of which is taken from an upstairs window. Lots of these marks are where cars definetely dont go so it cant be that and my neighbour has tar down for 6-7 years and has no marks like this

    Is that liscannor stone pillars? If so, how much did you pay for labour per pillar and per sq mtr?

    I have asphalt at my house for 15 years now and not much has changed apart from a bit of settling in of the ground in one area that hadn't been properly prepared before the asphalt was laid (not the fault of the contractor), from what I can see I wont be replacing mine after 20 years. The lifespan is dependent on the materials chosen, the preparation, the laying of the tarmac and the amount of use or abuse the tarmac receives.

    The surface in the photos looks very fine (very nice) but its going to mark easier than asphalt

    Hi,

    the marks on your surface look very much like teleporter or JCB digger wheel marks. Was it tarmac or SMA you got laid on the driveway?

    it was tarmac. The contractor came out and straight away he said it was caused by a heist and to be fair there was a painter in with a heist a few months ago. Makes sense, the back of the house is fine and there was no heist there. He was very helpful and offered me black sealer if i wanted to paint over them but that would only highlight them more. He said the rest of the tarmac will fade in time and it wont be noticable so im happy

    I can recommend a sealer its 100% you can paint the whole drive for handy money and it will look superb even better than when first laid. Pm me for details.
