Roof leak, who's responsible for damage?

    During the winter several roof tiles on my duplex were damaged or blown off by the storms. This caused several leaks which allowed water in to the attic space, this in turn caused water damage (including mold) to several of the rooms underneath.

    Since this is a managed complex (and they are responsible for all exterior works), I called them in January and it took them over 4 months to actually repair the roof (this made the interior damage worse), however they are saying that the damage to the interior is my responsibility.

    Is this the case? Should the damage not be covered under their insurance as they are responsible for the roof, its repair, and the several month delay?

    Any help, much appreciated.

    Are you a unit owner? If so, you are a member of the management company. You can make a claim on the block insurance policy .... HOWEVER ... the block insurance excess may be large (€5,000 or €10,000 is not uncommon for the excess).

    Talk to the management agent and get the block insurance policy details.

    They definitely should have repaired it sooner though.
