change status of joint tenancy

    Hi , I was just looking for opinion on the following where two people have a joint tenancy on a land block and would like to change it to a 50/ 50 share that they could will it to the next generation ,at present one will inherit all if the other passes . Both in early 40s so I presume no reliefs available , any ideas how to proceed .
