Solicitor Charges

    Hello All.
    Recently got a few Acres of my own. Decided it was now time to start posting instead of looking.
    Hopefully this thread will help out others also.

    First big farming bill and of course it is a solicitor!
    Bought some land for 80k. Straight forward transaction. Half of it is on loan.
    Basically just transfer from previous owner to me.
    It is coming to 2800 euro.
    Solicitor charge is 1500 + Vat.
    The rest is land registry at 875 which I thought was pricey also and Mortage/postage/searches etc.
    Thats 4% of the land value. Is this the normal going rate?

    Is a solicitor even necessary. Can I not just go to land registry myself and pay for the transfer?

    Think that sounds reasonable enough.

    Solicitors fee is the part that your solicitor gets - the other costs in terms of land registry fees/searches etc are costs which are paid out by the solicitor to third parties and are the same regardless which solicitor you use. Solr probably has minimum conveyancing fee to cover time involved. Know it's a cost but would be mad to buy land without using a solicitor (even though bank would never allow it anyway) as all sorts of problems could crop up down the line if you came to sell or mortgage.

    In hindsight you should have agreed a price with the solicitor before giving them the go ahead. The price you paid them may be a little on the hugh side but only by a couple of hundred euros. One thing i have found is that solicitors are very quick to forget the recession and price inflation/greed is creeping back in.
