Fire escape windows

    Does anyone know for fire regs whether you must have a regular window for a fire escape, or is there a possibility of getting a fire escape velux as the only window in a bedroom on the first floor.

    A velux is a suitable fire escape window subject to it meeting the requirements of TGD Part B.

    Is it 600mm off the floor?
    Is it 1700mm from the eaves?
    Is it top hung and provides the required opening area (0.33 Sq. M)?

    OP, is this a single storey bungalow with the roof space converted?

    No, it's just some rejigging in a regular two storey house, splitting up rooms which would leave us needing to put in a window in the 'new' room. Wondering if a velux would suffice , but don't know the answers to those questions so will have to wait to hear back from the builder. If it met those conditions generally speaking can you meet regs (and be safe) with just a fire escape velux?

    a velux will not suffice unless it complies with the list above.

    Sounds like it will not be able to met the regulations. Why can't you put a normal window in? Planning and timeframes?

    A normal two story house will have ceilings of 2.4m so the roof velux wont work as it fails the min height test of 600mm.

    I suspect there is a planning issue re a regular window but perhaps if it were frosted glass it might pass muster planning wise

    Thanks all for the information. No , we've no planning issue (well not as yet!) just exploring options and didn't want to discount things unless there was a reason. Will strike the velux off the list for now then :)
