Planning permission in place, what to do next.

    Hi hope your keeping well. I have planning permission in place for a 90sqm two bed in Dublin. The plans were made before the new building regulations came in. I'v tried to get quotes from builders but they have told me that the plans I have are basic building plans and need to be updated to fit the new regs in order to give an accurate quote. I spoke to an architect and was give a estimate of 6500k. For this fee they would update the plans to fit the new regs and do site visits when the building was taking place. I have no idea if this price excessive or about right. If anyone could help steer me in the right direction of how much I should pay for this service and if anyone could recommend any other architects and builders or give any advice on what a build of this size should cost. This will be my first home and will be far and away my biggest financial investment any advice would be greatly appreciated.

    Sounds reasonable to me.
    Is he issuing certificates of compliance on completion?
    Are you opting into statutory certification or opting out?

    I would expect the build to be in and around 200k after you have paid contributions, fees, connections etc

    Also - check to see if it includes buying in an engineer to design the foundations and any other structural items. Or will you he expected to pay extra for that.

    Thanks for letting me know its difficult to do these things when you havent a clue, thanks for letting me know. Ive been given quotes from builders closer to 150k. My stomach just turned thinking of coming up with 200k. Have a great weekend.
