New CH System for Old House

    Hi All

    Looking for some advise for a friend who has just purchased an investment property which needs a new CH system.

    There is currently no heating system at all (there was a couple of storage heaters downstairs). The is a typical estate house 3 beds upstairs 2 main rooms downstairs.

    Would it be best to go Oil or Gas (can connect to the gas mains system on the street) heating system - quotes including lifting and replacing the flooring are approx 5-6k.
    Would be a good option of an all electric system similar to this? Hows the running costs and lifetime of these systems over gas/oil systems

    I would only go for such a system in very special circumstances. e.g. where it wasn't possible to use wet system or maybe for a rarely lived-in holiday home. Otherwise go for your mains gas.

    As an investment property, will it be let to regular tenants? Those electric heaters will cost a bit to run, however will be cheap to fit. Also, bear in mind that you may need to review the electrical board etc. in order to fit all those.

    What way is the water heating done e.g. showers?

    My main suggestion would be for gas, as it's cheap to run, and less hassle from a landlord's perspective (e.g. the servicing isn't as heavy as with oil where one needs to replace components more frequently than with gas.

    If going for gas, and water heating hasn't been considered yet, suggest your friend considers a combi gas boiler to eliminate any need for hot water cylinders, and run showers from that.

    SEAI offer grants for these efficient gas boilers, and also I think the Revenue Commissioners are still running the HRI incentive
