Snooker room planning permission

    I plan on building a snooker room with a bar at one end at the back of my garden. The dimensions are 17 feet x 25 feet, equalling 450sq feet. If this building is too big I can bring it down with a smaller table and no bar to a building of 269sq feet.

    My question is do I need to get planning permission to build this and if so, is there any way I can avoid having to get planning permission?

    gross internal floor area cannot exceed 25 sq m (269.1 sq ft) in order to be considered exempt.

    So the actual area of the building can be over 25sqm?! Just the internal floor can only be a maximum of 25sqm?

    If I wanted to, could I build a little coveted porch area out the front of it? Or what that be included in the internal area of 25sqm?

    Also are there regulations with the height

    To add to my question, are they regulations on the type of foundations I can put in? I was thinking instead of using a slab, building a wooden frame on top of layers of blocks, some of which will be in the ground

    And you will then load it with a snooker table and mates having a few beers!
    If you want it to last, build it properly with a properly designed foundation.

    Planning required if over 25 Sq. m as advised but you will most likely get planning for a bigger shed if you have a decent sized rear garden as it will be technically classed as ancillary use to the main dwelling so use as games room, storage, home office etc will be fine.

    Depends on what size shed you want. If you can get away with less than 25 then no need for planning but no point building 25 and then realising it's too small.

    Foundations are a structural issue and as such we cannot discuss them on here so your engineer will advise on them based on your specific site conditions.
