Skylight window planning

    We have just received our "notification of decision to grant permission" for a single story side extension for our house. However we have only now noticed that through a mistake the one skylight window we planned to have in it was never included in the drawings. I really want this window to ensure an existing room is not too dark.

    Is our only option to go through the full planning process again or can it be amended before full decision to grant. I know it probably doesn't matter at this stage but our house is at the end of the row of houses so would not be overlooking anyone

    Technically planning required again, new yellow site notice, news newspaper etc


    Or Retention of your confident it will be approved?
    I'm not sure is a roof light in the side can be considered under Section 41H and thus exempt.

    I'm sure none of my neighbours would object as it's location will have zero impact on them, as for the council approving who knows

    The two things which annoy me that aren't legislated for in planning are rooflights to the rear and a small underground rainwater harvesting tank for a domestic house. Neither of these are exempt.

    Technically roof windows are not exempted development as they change the appearance of the structure, therefore they will require planning permission. Often councils ignore them to the rear but there is no legislation for this. I think Dublin City Council states planning isn't required on it's website for rooflights to the rear (not side and front) or at lest it used to.

    For something to be considered to be exempted development, Section 4 of the Planning and Development Act 2000 gives the definitions. Section 4(h) of the Act usually covers most domestic buildings:

    "development consisting of the carrying out of works for the maintenance, improvement or other alteration of any structure, being works which affect only the interior of the structure or which do not materially affect the external appearance of the structure so as to render the appearance inconsistent with the character of the structure or of neighbouring structures;"

    The problem with roof windows is that they can "materially affect the external appearance of the structure so as to render the appearance inconsistent with the character of the structure or of neighbouring structures".
