Rent freeze and part 4 ending.

    Quick query as regards to part 4 tenancy ending and the new rent freeze legislation.

    From what I've read after 4 years in a property you begin a further part 4 tenancy and for a period of 6 months into it you can be asked to vacate for any reason.

    My question is: If you received a rent increase last year, and thus not due an increase till 2017. Can you be asked to vacate so the landlord can relist the property to somebody else at a higher rent. Or are they bound to the frozen rent even under a new tenant?

    Yes the LL can ask you to vacate and rent the property to someone else at a higher rent in the scenario you describe.
