Fitting out a builder's Finish Hse

    Hello,
    Myself and my wife just bought a 5 bed dormer style house which is currently a builders finish, we will have €60K to spend on the property and I'm wondering how far that will get us. The property is 2000 Sq foot in size, the house is fitted with window's and door's and the interior and exterior is plastered. The house is set up to have Rads put into place but obviously needs to be done and the pump, the house is fitted with electrical sockets and plug's and the Esb is already connected. It has 3 bathrooms, all need to be kitted out and the house needs to have flooring put down and a kitchen fitted. I know the term how long is a piece of string but we do not intend to do up the whole hse at once just get the plumbing done, a decent kitchen installed, the flooring in the kitchen/dining area, and possibly finish off 2 bedrooms and fully kit out 1 main bathroom and get some interior paint wrk done, I'd be grateful if anybody could give me a rough break down and how long would it take before the house is ready to move in, I guess taking into account that there are no contractor issues/delays

    How compliant with the regulations is it?
    Has it had an air tightness test done?
    Does it need solar, heat pump, PV, or mechanical ventilation?

    You may be best to get a Qs to price and plan the works inorder to give any king of bargaining power with trades or ideally 3 builder quotes. Allow min 3 months with good builder.

    It does need a heat pump, mechanical ventilation I can't be certain, the engineer must come in yet!! It's early days as you say quote quote,

    We had a contractor on, we are getting a rough estimate, planning and quoting away, 3 months would be defo as far as we could stretch it as don't wanna be renting and paying mortgage 😕

    You need someone quick to carry out a detailed assessment of what's required for it to meet the regulations and there be habitable enough for it to be signed off and someone move in.

    Some fishes can be done down the line, but your Part L requirements could eat 10k alone!

    What good is a rough estimate? You've already bought?

    I was fortunate my lender gave me 6 months before starting payments, Though I did pay a few quid in interest.
