Rent Review - 2 year rule question

Hello. I've a question re the 2 year rent review law introduced by the last government. Does it apply to all tenancies in existence on the date the law was enacted, or only to new tenancies or tenancies where the rent has been reviewed since that date?

Specifically: I'm renting a property since July 2015, on a 14 month lease. Can my rent be reviewed in September 2016, and henceforth every 2 years? Or does it have to remain at the current rate until July 2017?

If someone could point me to the relevant Act/section I'd be very grateful. Thank you!

If you started your tenancy in 2015 then the rent cannot be reviewed until 24 months have passed so for example if the tenancy started on 2 July 2015 then the rent cannot be reviewed until at least 2 July 2017 by giving at least 90 days written notification.

So if you started your tenancy in 2016 it can not be raised till 2018. Correct?

Correct, 24 months after the tenancy begun.

Start of new tenancy, also 2 years since last rent review - rent can not be reviewed up or down during that time period.
