    My situation... a neighbour of mine got planning permission for his but didn't act on it within the 5 years. Why I don't know.
    It is a great site and I know that he would sell as he has since bought a new house.
    Just wondering dose anyone know of a reason that if retention was applied why he wouldn't get it as I would love to buy the site but don't want to be left with a useless site and waste of money. My big concern is that it is that coming out onto the N80. He also only put down one layer of blocks instead of going to the eaves..

    Also - you should not be looking for retention - you should be looking for planning permission to complete the dwelling. Retention means looking for permission to keep in place something that was built without planning permission.

    It is worth noting when taking over half finished projects such as this one that you are in a tricky area with regards to compliance with the building regulations in force at the time vs. current regulations. You will be employing someone to design/inspect the works - have a chat with them about this early in the process and factor it into your budget.

    It's possible that the planning spans over 2 or more local development plans. So it may have complied with the previous development plan but the new development plan might be stricter and the you would have to scale down, revise or alter what was previously granted.

    I already have plans for a house I wanted to build on another site but was turned down on the grounds that it was too close to the N80.

    So is there such a thing as getting planning permission on the site with new plans?

    Yis have to apply for planning for that specific site. You would also have to alter your drawings for that particular site etc
