Build a house for 150k

    Is it possible to build a 1500sq foot house for 150k ? I'm looking for some advice please

    Is the site cost included in that amount?
    Planning costs etc?
    Or just the actual build cost

    I have the site. My budget for the build cost and to make house liveable is 150k. Beginning to think it's unrealistic but am in negative equity so budget will only allow 150k max

    If you cut the size of the build to maybe 800ft2 to 900ft2 your budget could stretch to it.

    It would likely depend alot on where you are in the country - labour will be cheaper where there isn't much work.

    I've been using sub-100 sq ft as a guide for two storey building to builders finish around Wicklow. Kitchen, floor coverings after that.

    Dunno how much professional services, which sound like they'd be needed for complete new build would add to that.

    Start asking around for decent builders and start getting prices in. Keep your spec lightweight (plastic windows, laminate flooring, 2nd hand kitchen, tiles instead of slates, render finish, etc, etc.)..

    Maybe if the following assumptions are met.

    1) it's a self build
    2) simple design
    3) no fancy glazing
    4) you are handy yourself and have time to do some donkey work (painting, Airtightness, labouring etc).
    5) you keep the fit out simple and cheap
    6) you have contacts in the trade
    7) you are not in a rush and can wait for the cheapest price.
    8) the ground conditions allow for a "simple" foundations
    9) nothing goes wrong

    It should be possible. I cannot see why not.

    893bet was definitely right that you may need to cash in some favours from friends and family and also do a fair bit of fetching and carrying yourself.

    Simple design and tight spending controls / bargain hunting will be very important.
