Greenbelt Zoning

    I'm looking to buy a house in Wicklow with the view to extending it.

    The site has been refused planning permission twice for the demolition of the existing house and construction of two more.

    One of the reasons for refusal was based on the lands been zoned greenbelt in an area considered SAAO.

    Does any one know if this would preclude the building of an extension either less than 40 sqm or above 40 sqm?

    Has the existing house been inhabited in the last 7 years? Or is it a derelict house?

    As far as I know/can tell it's been lived in up until recently.

    House was refitted in the last 12 months. New kitchen etc

    The planning you referenced above was most likely refused as they were trying to replace one housing unit with two in the green belt, that would never fly with the planners, I am surprised something like that was even submitted, it must have been an ill advised venture. Once you are buying a habitable house you should have no problem being granted a suitable extension, however it would be advisable to contact the planners for a discussion on same prior to purchase.

    Have a read of Article 9 of the Planning and Development Regulations. It refers to SAAO's and the removal of certain exempt devt rights including extensions.
