Hi. Just a little guidance needed regarding prices.

We are building an extension to a 2 up 2 down semidetached. There is an existing septic tank and is already supplied with water and electricity. The extension is a two story extension floor area of 107.85m sq
We paid 1700 for initial simple drawings and planning application.

We have been quoted for the rest as follows.

For services of assigned certifier, opting in, and certification to building control and bank, 4740 euro.

Engineerin services to provide periodic inspections and certification to bank only 3250 euro.

Both options include construct drawings and commencement notice ( fixed cost of 1250 euro) .This does not include final ber.

Just looking for a guide cost wise for an extension this size. Does this price sound right

    Thanks

Seems reasonable. Especially given construction drawings are included.

    It's a pretty big extension!

I guess it is in relation to the existing house which has just 4 rooms. 2 being 3x3...if even.

So 6440 euro all in, including original planning. Do engineers have a general rule of thumb when calculating fees ie. percentage of build cost?
