airtightness for an old cottage

    Hi

    Part of my house renovation is an old stone cottage and I am wondering about airtightness solutions for this section of the building.

    So far I am planning;
    1. Externally insulate. I know people will say that stone needs to breath but I am going to put lime plaster inside so hopefully that will address some of the breathing issues. I may also use a breathable external insulation but I haven't decided on this yet.
    2. Warm roof with roof insulation linking to the wall insulation
    3. internal vapour and airtightness barrier on the roof ceiling (there are bedrooms in the roof space). The vapour barrier will be attached to the top of the stone walls with expanded metal and lime plastered over the top. Counter battens are added for a service channel below the vapor barrier and then plasterboard.
    4. windows taped of course.

    What do people think of this approach?

    One gap (literally) that I see is what do do about the first floor joists that currently sit into the stone wall. These are remaining in place and I plan to plaster around them and then either tape or use flexible sealant where the joists meet the wall. Any thoughts on this ?

    Do you think that this cottage section of the house will make it impossible to get a good airtightness level for the house as a whole.

    We were planning to us MHRV but now I am wondering if this will be wasted if the airtightness in the cottage is not good.

    My engineer is a bit old school. He said "just tape everything" and it will be fine.
