Detached garages, planning & conversion?

    Hi all,

    my query relates to converting a detached garage, the garage in question already has full planning permission.

    so,

    1. will planning permission be required if the detached garage becomes a playroom?

    2. if we build a rear extension, under 40sqm and link the garage to the extension, are we then looking for permission for an extension (extension area + garage area would be greater than 40sqm) to the house, or will planning permission be just required for the conversion of garage?

    1. Planning not required as remains ancillary use to the dwelling.
    2. Look up exemption booklets from Council or on www.environment. ie re terms and conditions for exempt rear extension, more than just 40 sq. m. as a condition. If garage remains as a garage or such ancillary use (does not include a bedroom which requires planning) then planning not needed.

    separate garage converted for use as "enjoyment" to the dwelling = no planning required

    separate garage converted for use as "enjoyment" to the dwelling linked to extension so total over 40 sqm = planning required


    if in doubt apply for a section 5 declaration
