B&B near-ish to Croke Park?

Hoping someone can help me find a B&B near-ish to Croke Park (short taxi trip is fine). Looking for 27th May, the night Springsteen is in town. Hotel prices are just silly, 200+ for the night. Ideally the B&B will have some kind of online presence.

Egans - Iona Crescent; Botanic View - Iona Road road; two B&Bs on St Columbas road - Acara and Abberley. One on Marguerite Road; Hydra House on Iona Road; Marguerite House on Marguerite Road.

All walking distance if you can manage to keep going for ten/ fifteen minutes or so, and quiet safe area.

I cant vouch for any of the above. Never stayed in any of them.
