Hey all,

So my apartment has the above boiler/timer combination and there's a problem with the hot water only option.

Basically if I switch the timer for hot water only, the red light comes on, but it may or may not fire the boiler up. It only seems to do so if it's been off for maybe 24 hours beforehand.

Heating (+ water) works fine.. except that the water is only ever warm with that setting, never hot (temp set on the boiler display to 75 out of 80), and has the obvious effect of heating the rads which isn't always wanted either, takes longer and is presumably more expensive.

Any ideas what's up or should I just get the landlord to get a plumber out?
