Adding a second boiler

    Hello,

    We have a granny flat completely detached from the house, there are 4 rads in the granny flat and these are connected to the heating system (gas) in the house, so it's all controlled from the house.

    My brother will be moving into the granny flat and we would like for him to have control of the heating himself. we would also like for him to have his own bill coming in but this isn't essential.
    I should mention that there is also an emersion and tank in the flat


    My question - is it possible to add a second boiler to run the rads in the granny flat separately? Would this be classed as a second account and does the address of this second account need to be different?

    Any advice would be great. If I'm leaving anything out then let me know. Thanks

    You'd have to ring Bord Gais about seperating meters and bills. You're taking on a lot of expense though. It'd be much simpler if your brother and yourself agreed that he pay a percentage of the bill every 2 months.

    A heat meter on the heating system and a sub meter on the power and water supply to the flat will solve the billing issues.

    A new address could cause issues for LPT and additional fixed water charges.

    You post is silent on any rent but there could be tax issues for him and you if new accounts get set up so I would keep it all very simple.
    Just get a Panama account:D

    Ha yeah seems to be the in thing to do now. No, I lived with him when I was saving for a house so now it's time to return the favour...

    Back on subject, is it possible to control the radiators separately with this? It's not so much a billing issue, it's the ability to control the rads separate from the house so he's not relying on me to have the heat on

    That would require a separate zone with its own timer wired to the boiler, can be done assuming pipework is accessible: the less accessible, the more cost.

    On manure reflection, don't see why the additional boiler requires a new account, meter etc: perhaps the existing pipe could be extended, assuming it has enough capacity from the meter....

    If you're going to go to the hassle of putting in a new boiler, it woul dbe easier just to zone off the rads in his space, so that he can control heat their from the one central boiler individually.

    Boilers need a minimum load before they work effectively - you could be left with a small load on your original boiler, causing it to work ineffectively.

    So best way would be to zone off the rads to his space, and let him control (and similialry you shoudl zone your space so you cna control

    agree, zoning is the way to go with seperate controls for actually running the boiler where either timeswitch will turn it on.

    Folks thanks for the advice. The zoning idea does sound like the right way to go. Have been so busy last 2 days that I haven't been able to talk to plumber. So I just wanted to double check- there will be a seperate set of controls for him in the room, and every time he uses it, the boiler will come on in our house?

    Also, is a plumber best to talk to about this?
