Buying a house that was extended

    Hi

    in the process of buying a house that was extended approx 20 years ago. The extension is less than 40sq m so no planning needed.

    Should my Solicitor be seeking a Cert of Compliance with Building Regs and a Cert to say that Planning was not required?
    Or is the time lag an issue here.

    Just want to e clear in my own head before I bring this up with my Solicitor.

    You will need an opinion on compliance from someone. You will not necessarily get a building regulation compliance one as it may be impossible to tell but if the measurements stack up you should get a letter from an architect, engineer or surveyor stating that the extension is indeed exempt.

    Your bank will want this also if getting a mortgage.

    But is it up to me or the Vendor to supply this? Surely it's the Vendor as they may still know the Builder/Architect used

    It's the vendor because if he doesn't supply it you won't buy the house from him.

    Make that clear through your solicitor to his. Take no sh1t if he comes back.
