Extension query

    Hi all just looking for some advice. We are considering buying a house in Dublin 4 that is 1500sq. That includes a connected garage to the side of the house. If we were to purchase the house we would want to knock the garage and build an extention of around 600sq ft. Ideally we would like to extend the kitchen area at the back of the house and open it up and also the living area to the side (which the garage is connected to). We would also like to build a 4th bedroom upstairs as part of the extension. And do up one of the ensuite bathrooms.

    I know it is a tough question without any floor plans etc provided but does anyone have any approx estimate of how much this would cost for a good quality extension over 2 stories of this size? The new kitchen would cost around 30k but I'm unsure of the other costs and want to get a guesstimate before the architect gives us a fright.

    Allow €1500/sq m and add 10% of overall for design team fees.

    Because of the location and the description I kinda have an idea of the house type. The fact that you already know your kitchen will be 30k means you will be working at the higher end of the ball park figures.

    1500 Sq. M will be too low for this type of extension IMHO.

    You want to add 60 Sq. M so I'd allow €2000-€2500 per Sq. M excluding planning fees etc
