Advice for extension on boundry walls

    Hi all,

    I am seriously considering a 30sq metre 1 storey extension to the rear of my semi detached house.

    I have a verbal agreement with my neighbour to use the boundry wall between us with a paraphet roof. Do I need to make this legally binding? She is a very nice and trustworthy lady.

    I would also like to extend as far as the boundry wall at the rear of the house. I have no neighbours to the rear just an open field. As far as I'm aware I only need to hang back 2m for rear boundry if going up another storey. Is this correct?

    Any advice greatly appreciated. Thanks.

    Exempted development or are you applying for Planning Permission?

    the 2m rule is also there for adjoining boundaries at first floor level. so you would have to step in 2m from your side neighbour too.

    type it out and both of you sign it in the presence of a solicitor. Its called a Party Wall Agreement.
    Ensure the wall is constructed in such a manner that your neighbour can build an extension using this wall in the future.

    Thanks for the reply. Just a little confused by this. My neighbour is to my left which I can cover with party wall agreement. I have no neighbours at the rear boundry wall. I cannot find anywhere that tells me I'm restricted from going all the way at ground floor level.

    30 Sq. M Extension - Exempted assuming you meet all other criteria such as height, remaining private garden space and distance from boundaries to windows.

    Using boundry wall with neighbour, covered by agreement - Yes, this is your Party Wall agreement. signed by you and your neighbor in the presence of a solicitor.

    Extension extending to rear wall - You can build up to the boundary here too. But you cannot knock or build on it unless you own the other side of the boundary too. What land is on the other side of the boundary to the rear?

    The confusing relates to your comment asking about going up another storey. That is where the 2m rule comes from.

    Council land on the other side, probably safest to stay inside the boundary.

    Hi OP,

    It is worth remembering that there are specific areas that you must leave open behind your house too. (i.e. you cannot build on top of the entire back garden)

    OP, you need 25Sq. M of garden after the extension.
