architect advice please: architect has left halfway through the process

    We are looking for a steer from any architects, builders or people who have been in the same boat please.
    We have just been waiting to hear back from our planning permission application when for reasons that are too long to go into (but nothing to do with us!), we need to find a new architect!

    We have paid our old architect up until the end of this phase (phase 3) but we are unsure what or where we go to from here: I understand from talking to a few people that we might struggle to find a new architect to continue with this as they would be reluctant to work on someone else's design?

    We are also unsure if we even need one or if we would be better engaging a draftsperson and a good QS? We basically need someone to take our planning drawings and turn them into a set of construction drawings and also someone to do the tender spec, process etc for us.

    We are also aware we will need someone to certify the build but think our engineer could potentially do this? Maybe we do need an architect though as who, if not an architect can a builder ring for questions etc during the build phase?

    Lots of questions and we are a little lost and unsure where to go from here. Any advice gratefully accepted. We are dublin city based ...

    i dont know why people are saying that?

    its not at all uncommon for a different professional to come in after planning stage to prepare tender drawings and inspect on site. A lot of architects do not provide this service as they specialise in design only.

    I would suggest asking your engineer if s/he bring it from here to completion.. and if not who would they recommend
