Building regs when subdividing a previously divided building

    I'm planning on converting a building which was until the mid 90's a retail unit with an apartment above it with seperate entrances. Subsequently, the upstairs was made part of the retail unit and a staircase was put in.
    Now we'd like to reinstate the previous use of the building, and return it to being a seperate retail unit and apartment.

    Does anyone know how this affects building regs? Do regulations for fire escape distances etc still apply if the building is no worse than the 1990's, or does it need to meet current regulations?

    Possibly change of use planning, then a fire cert and a disability access cert. Needs to meet current regulation. You will need an assigned Certifier.
    Depends on the current status and area and height above ground level etc
    Engage a local architect/engineer.
