Planning permission extension

    I am building a fairly small extension approx 145 sq foot, building to the rear but am forced to go 3/4 foot to the side as the kitchen goes beyond the house in an L shape which means I require planning permission.
    Is the following the process
    1. Planning Drawings - Application
    2. Working drawings - commencement
    3. Anything else?
    Can a draftsman do this process or is it just an architect?

    With regards to cost , am is looking at hundreds or thousand (s) taking the size into consideration

    Planning drawings for application plus all the associated costs such as newspaper notice, OSi maps, and LA fee.

    Construction drawings for the builder to follow. Should be detailed enough that he can build,from them. Engineers, architects or,surveyors can prepare these but pay particular attention to,detail,around structural elements.

    A draughtsman or technician can get you through the planning process, then an engineer for the construction process. An architect of you want something bespoke built would be very much worth considering.

    Costs : this the worse bit. The size, although small, is irrelevant as the same planning process has to be done as if you were building 100 Sq. M. Al the same existing and proposed drawings, drainage details and the same fees apply. Just depends on who you use.

    Where are you based?

    I've seen full planning applications for these types of jobs cost €1k for the planning process and 2k for the engineering design, construction drawings, supervision and certification.

    Really depends on who you use tbh.

    I understand what your saying. I think elevating all the information I'm best going with an architect that can take me through the process from start to finish and have it done right. I'm based in Co. Offaly.
    Does them fees you mentioned include tendering etc?

    Depends tbh
    It could add 1k for the additional time spent meeting contractors on site, issuing of extra drawings and tender docs. And then the times spent analysing the returned tenders.

    Best thing to do would be to get these costs up front so you know exactly what it will cost you.

    Thanks kceire appreciate the advice. I have contacted a few architects and will be meeting to discuss the project. Hopefully the price isn't to steep
