For a 1 year residential lease, what is the latest date that the lease can be terminated without a reason by the landlord before the tenant enters Part 4? I know that the landlord must give 28 days notice or termination. If this notice is given at 6 months minus 1 day, does the tenant still gain Part 4 privileges?

I have google'd for an answer to this but to no avail...

If there's a fixed term lease, then you can only terminate it early if there's a break clause or the tenant is not meeting their obligations.
