Water leak - no stop valve to test

    I'm about to renovate an old property where the plumbing and electrics were very badly installed by the original owner - the property is a 1960s Council house, but the owner extended it 3 times and did all the plumbing and electrics himself- faulty towers has nothing on it! I love the house but it's breaking my heart currently.

    Irish Water said there was a leak on the property. When they came out, they couldn't test for the leak as they, nor I, nor my plumber, could find the stop vale to turn off the water in the house, so that they could test for leak outside. Apparently, the previous owners have covered it up somewhere! My plumbers said that something similar happened on one of the houses behind us and they dug five foot deep and still didn't find the water main coming into the house. The guy from Irish Water said we could just put a new valve on the water supply coming into the house, but the plumber said this may be impossible to find.

    Re. the leak - there is no one living in the house now but the toilet is running all the time due to the ballcock and the tank seems to be constantly refilling - so this may have something to do with the amount of water the house is using - the guy from Irish Water said that 7/8 years of water had gone through the house since the installation of the metres. I'm worried about it being a more serious leak and subsidence if we don't find it. In my mother's house about 10 years ago we had a leak detection company out and they were useless - they actually went over the spot where the leak was and didn't find it - about a year later the tiles in the kitchen became discoloured and we discovered a pipe that had not been soldered properly and had probably been leaking for years! Leaks terrify me! Any advice once again really appreciated!

    Are you sure there is a leak, or is it just the toilet thats constantly running? I had this issue a few years ago with a modern toilet and I replaced the flush mechanism, which had been constantly overflowing into the overflow pipe. The result was that the toilet was probably using about 2 litres per minute. When I took over the house and replace the mechanism, the problem was fixed. No more water waste.
