    Is planning needed to reroof?

    Hi, in a case where a building is built, completed as per the planning, then at a later point due to inferior quality work the building needs to be reroofed so the old roof is taken off (supports are left as they are fine) but due then to financial difficulties the roofing doesn't get completed, a several years go by, and then ready to roof again. Is planning needed?

    Also one other question is does the roof need to be exactly the same as the original one that the planning was granted for or could a different material be used? Donegal area in case that makes a difference.

    Repair and maintenance do not need planning. It's a bit of a grey area if using completely different roof tiles for example. Changing the roof pitch increasing height etc will probably need planning. Book a pre planning meeting with your local council. Show them what's there and what you're proposing.

    Thanks, yes that makes sense that repairs and maintenance shouldn't need planning. There are no laws though are there, that say that if the roofing is off for an extended period, that a new application is then needed? I suppose taking the existing tiles off and putting the new ones within a few weeks, and doing the same thing with a number of years gap, is technically the same thing?

    That sounds fine. I meant sticking on a completely different roof tiles type that would stick out as being different.

    If the house isn't habitable for an extended period of time, was the original permission full-filled? So then, is planning needed to make it a habitable house? IMO, you need to check with the local planning authority

    I can't see any conditions on the planning that it be inhabited for a certain period of time so is there any general rule on this? It has been in use, just the roof has been off for a while.

    Wouldn't apply then. The not in use really refers to a house being intentionally abandoned.
