Planning for a shed?

    Hi wondering if anyone can help! Looking to build an outbuilding around 200ft away from the house, use half for storage and half to put dog kennels in for when it's cold! Do I need planning for any size shed? Also can it be brick built?

    What is the setting of the home?
    Rural or urban?

    Sheds generally require planning permission once over 25 Sq. M in size.
    There are garden space requirements also but by the sounds of it that won't be a problem.

    There are different exemptions for agriculture sheds etc and you'd be best advised to engage a local planning competent person.

    Rural area, I rang the local authorities to ask and was told, they're not 100% sure!! I don't want to spend money on something to be told I have to take it down, it would be brick built, do youknow if that's a problem? Thanks

    They cannot give you a 100% answer because you have to satisfy yourself what's going on. Have you talked to a local planning technician/engineer/architect?

    There are different rules to sheds and agri buildings so that's probably why the LA can't answer it at face value.

    You could lodge a Section 5 application.

    With a rural setting, I would use the rule of thumb:....

    If the site of your proposed building is within the curtilage of your dwelling house it has to be judged under Part One - general exemptions.

    If it is outside the curtilage of the dwelling house it has to be judged under Part 3 - rural exemptions
