Extension and Garage Conversion Exemption Query

    Evening!

    Haven't been on Boards in quite some time, but now that herself and I are in the process of buying a house, we're looking at designs etc. I'm in the construction game but planning has always been something that I've subbed out to a consultant.

    The house we're buying is at the end of a cul de sac (drive, house and garden outlined in red in photo). We are planning two 'stages' of the build over a course of years as budgets allow. 'Stage One' being ground floor level extension and 'Stage Two' being first floor level extension. Fully aware that planning is required for what we want to do at first floor level.

    My queries revolve around Stage One and are as follows;

    1) We plan on extending the house at ground floor level into the rear garden, which is to the left of the house. It will be hidden by the existing boundary wall and also by the neighbours house. Is that exempt from planning? I was deeming it as being an extension to the rear of the property as that is where the rear garden is.

    2) The garage is currently being used as a 'workshop' by the existing owner. By making this an extra living room and installing a window in the front wall, is that possible to do and remain exempt from planning even while constructing Point One above?

    3) There is a small lean to room to the rear garden elevation of the building that has been incorporated Into the house as a sun room. The owner has told me it was built in the 1950's by the former owner. Im assuming that that will not encroach on the 40sq m regulation?

    I'd be interested to see how you get on as that looks like a side elevation extension to me, not the rear

    If it can be seen when looking at the front elevation I think you need PP
