Gap Between Window Frame and Brickwork

    Hi All

    Please see the attached picture.
    Its a ~20 year old semi-detatched house. There is quite a gap beween top of the PVC window frame and the brickwork.
    Could this be a source of draughts despite the corresponding inside wall on the interior of the frame seeming reasonably well sealed and no noticable air flow in the room directly inside ?
    Should I seal it up with expanding foam ?

    for myself id be worried about heavy driven rain blowing in through that gap and ending up maybe inside the cavity,possibly causing an area of dampness,no harm in getting it sealed up and be done with it.

    It's a common thing to see on houses built in the last 20 years. If your handy it can be done in no time. Can of spray foam some mortar and once dry an exterior grade silicone seal should do it.

    It happens from time to time where the Window doesn't quite fit the ope. i repaired two similar Windows only a while ago. Fill the gap first with spray foam. Don't worry if it comes out over the surface. Let it dry fully, Then using a Sharp Knief or Blade cut it back flush with the surface. Then clean the surface of the frame and get a length of 25, or 50 mm flat pvc, cut to length and using clear Silicon stick it into place
    You will also need Duck Tape to hold it in place while it sets. after a day or so remove the duck tape and put a bead of Silicone across the top. Sealing it to the underside of the Steel Head. Job done. You will need someone to help you as you cant be holding it up and handing up tools etc. If you can get the PVc to go up behind the Head all the better.

    Thanks. Is the pvc for aesthetic or insulation purpose here ? Ie could I just bring it flush to surface with foam and run a white silicone to seal ?

    The foam will insulate, the plastic trim is just for looks. Sealing it with a mastic will work just as well if you can get an acceptable finish.

    Use 'Fix-all' or white Tec7 rather than silicone, you can clean it off with white spirit and 'polish' the bead as it sets without getting it all over the frame.

    Oh ya, potentially. I have a possible DIY job that it would be ideal for, just wasnt quiet sure where I could get it from.

    There's a Company of Greens Rd in Tallaght that sells it in different widths from
    25 mm 50mm 75mm 100mm and 150mm

    I've no connection with them but I have bought this and other products from them at different times.
