Septic tanks on flood plains/high tide mark

I'm thinking of buying a house that is beside a sea backwash. The house itself is about 4m above the high tide mark but the septic tank is only about 1m above the high tide mark (but part of the tank would be below the high tide mark). The septic tank is about 30 years old and will need upgrading but I'm afraid that the new regs will not pass any new type of septic tank as the position of the existing tank is too close to the backwash and the waste itself in the tank will be below the high tide mark - does anyone have any experience in this scenario?

Source a Site Assessor. There are a number of options available. The rules are not as strict for older / existing houses.
