    I'm looking to get a small extension done on my house, and I'm wondering if most people would get an architect for this, or would they go direct to a builder with a general plan? Or is there someone else we should go to to get a plan drawn up?

    In the process of doing much the same ourselves at the minute and we've employed a structural engineer for a package that includes accurate drawings and all specifications for the builder and the required site visits/sign-off for certification with building regs.

    Anyone of the following.....Architect, Architectural Technician, Engineer or a Building Surveyor could accommodate your needs, Designs, Tender plans and then eventually Sign off of the works in compliance with regulations, needed for bank/loan purposes

    Going straight to a builder with a general idea I would NOT recommend as it more than likely will cost you more money in the long run
