I asked an engineer that was recommended to me to do a survey on my house prior to renovation. When I bought the house 10 years ago the survey said it was fine but lots of issues with plumbing and electrics arose shortly after. The engineer suggested doing another survey similar to the one prior to sale - he wanted me to pay e650 for this even before doing the survey - previously I have always paid when the survey was done and prior to the release of the report. When O said s more detailed survey wud b required to check drains and electrics, he said every specialist service wud b e200 plus VAT extra and every visit to the site for him wud be e150 extras plus VAT - this is even before any renovation has been planned - is this the norm or excessive? Wud I b better with surveyor than engineer - should I get an engineer to project manage the renovation - about e100k renovation costs?

It's hard to make out what you are saying or asking?

The original engineer was most likely looking at the building from a structural point of view.

Are you doing structural work that requires a civil or structural engineer?

Will you need someone to certify the building structurally?

Hi! Hurikane, thanks for your reply. I'm not sure what I'm asking. I'm going to do work on a house I own where the plumbing is a disaster - done by previous owner and also apparently the electrics - I also want to insulate it - do I need a structural engineer for this. When I bought the house 10 years ago I had a structural survey done which uncovered none of these issues. The survey the surveyor was going to do is the same one I had done when I bought the house and it is e650. If I'm doing these works, do I need an engineer or architect or who do I need to oversee/project manage the rennovation - don't want to spend e650 if I don't need to.

    Thanks.

    H.
