plaster crack leaking

    This morning I noticed water dripping down the interior of my patio door. Wondering where this was coming from I checked outside and saw a cracking in the external render just under the corner of the upstairs sill so I'm presuming it's getting in through the crack and running down through the inner cavity and coming out over the door. The house is only 3 years old. Is this a common problem and what is the best fix for this. Should the builder fix foc..

    the above scenario unlikely I would say.
    is patio door sliding or hinged and if hinged which way does it open.
    I would say something wrong with the seals

    Is the frame of the door above the drip also wet or just the door

    Water is coming out where the frame of the hinged patio door meets the plaster and then running down the inside of door. I dried everything and then watched as the water came out again from that spot and started to run down door again. Only thing I can see outside that is amiss is the crack in render which is above the door . my first thought was also seals but then I noticed it coming from above door frame.top of outer door frame was also dry. perhaps because the wind and rain was so strong the moisture was forced into the crack or is this possible?

    The amount of water coming in would probably be tiny, but I have seen similar cracks letting a small amount of water in. Scrape of the crack with a knife and apply a bead of tek7 into it, should sort it out.

    Hi daithe_21, I have the very same problem that you had and it only leaks when there is driving wind and rain. I am just wondering did the tec7 solve your problem, or what did you use to clear it?
