New Building regulations for self-builds. Steps?

    Hi all,

    I am new to building, and I want to build my first and final home

    I have read that you have the choice to opt out of statutory certification, but you have to prove that you have met your standard obligations by ‘alternative means’ . The subjectivity of "alternative means" is what I find difficult to understand
    • Is there an official document that you have to fill to prove you are meeting the standards?
    • do you have to prove, one by one, that you are meeting the Part A-M Building reg requirements?
    • If there is no assigned certifier, and no need of an architect or engineer to certify, is the submission of the document an owner-builder responsibility?

    1. official document: Not that I'm aware off, traditionally an arch/ eng provided a cert of compliance with building regs & planning.
    2. Yes by submitting the above, (you are only opting out of the building 'control' regs)
    3. You still need an arch/eng for sign off of building regulations and planning

    I think i understand better now. You don't need the expensive certs required by the Building Control reqs, but you still need to hire a team of qualified individuals to sign off and probe you are meeting your obligations.

    So, in terms of number of number of sign offs required, would the list be something close to this?
    • A percolation test to check the septic system
    • The signing off on the foundation
    • The Fire Certificate by a RECI registered electrician.
    • Final approval?

    The planning drawings would already be submitted and approved for planning permission at this stage. So what type of additional drawings do you have to provide at this stage? construction drawings?

    You need tender drawings & spec to get an accurate price and construction drawings for contractors to build from.

    No fire cert required on a domestic dwelling but compliance with the regs relating to fire safety must be followed.
