approx cost for poarch

    Hi we are thinking to build a porch in front around 3.65 sq mt how much should i expect to pay with two side windows and from door all double glazed. Also tiled roof.

    Greater than 2sqm = planning

    Assuming 2m2=French doors 2m with 2 side windows €2k + roof floor & messing & install €2/3k=~€5k

    Planning application - €1k (depending on who you use to prepare the app)
    Building - €5k (scale of provisions apply)

    The problem we have is we have planning permission to build on the side of our house , a porch and widening of the driveway. But we don't have enough money to carry all the work together, so we r thinking to meet Dublin city council to talk ,can we do the part work now, also they have asked us to submit a payment of 2500 before we start construction for development fees to council. so wanted to ask if they can take that payment in part also for the little construction.

    Just wondering do they honor these kind of request or we have to make a new application also we r in dublin 12 so were can we make an appointment to speak with them

    lastly they have asked us to place a liquid separator in premises before discharging any water to waste water line how much does this cost and were to we get if we start construction?

    €2500 contribution for a porch and entrance widening?

    You can deal directly with the contributions section and they will allow you to pay in meaningful installments of that suits you?

    You could lodge a commencement notice for the porch works and then you could carry out the entrance widening within the 5 years and would not need to lodge a further CN for that portion.

    But bear in mind you are not in compliance with the granted planning until all works are carried out.

    Thanks Kceire, Thats why i love boards people are very helpful and at least u can make a start.
    To be honest we have permission to build extension on side which is one double story and little in back as kitchen extension total extension make 69sq metre. But the problem starts as when we went to bank after approval of planning for topup they said we have to wait for year to apply and the house was small to live , so we got another architect and he drawn a 28sq meter extension in back and he said we don't need permission as its less than 40sqmetre. so we built that from the saving we had for overall construction. Now its little different than actual planning permission . Also our planning permission drawings are made till boundary leaving only few mm gap from neighbor, but now we like the access of side entrance so want to reduce the width of over all extension so we can have side entrance.

    So the end of the story is should we make new application for planning permission , or make porch and boundary and request them to incorporate later in new plan

    Also we are afraid if we go to planning people they might refuse as we made kitchen extension different that drawing although its less than 40 sq meter.

    So what is the right procedure should we follow. so keeping in mid that we can make construction in part as money will be tight to spend all together approx 120k+

    This a totally different situation than what you described in the OP.
    you need a fresh application and that contribution will disappear. Or you could stick to a porch that is less than 2 Sq. M.

    You cannot pick and choose what you want to build out of a planning app, you have to regularise it.
