New Shed - Planning?

    Thinking of building a new shed for lambing. About 250sqm.

    Anyone know if I'd need planning for this? I've had a search and it all seems very confusing. Shed would not be anywhere near existing dwellings. Thanks.

    Thanks - yes, I found that but it is a bit confusing. Page 1 and 2 talk about exempted structures and then Page 3 talks about site notices and planning fees. But I am looking at building an exempted structure.

    around here its e80 for 200m2, 1 euro per metre then for anything over that but the min is e80.

    eg. 200m2 = 80
    240m2 = 80
    285m2 = 85
    300m2 = 100
    300 is the max fee for building, unless you are going for retention/demolition.

    That size will require planiing permission.

    Type 1 exempt "
    A roofed structure housing cattle, sheep, donkeys, horses, deer or rabbits,provided that its floor area does not exceed 200 square metres and that the total floor area of all Type 1 structures within the farmyard complex (or 100metres of it) does not exceed 300 square metres"

    Would say that 90% of slatted shed in Ireland are illegal as not have pl permission when require it. They might be under 200 sq metres but doubt that second part of the condition I put in bold is met on most farms ..

    Haha they tried to charge us crazy money for a good size shed a few years ago. An bord plananna reduced it because coco had no agri development fees. Gotta love Dublin cocos

    So if it is planning exempt, do you still pay the €80, and who do you pay?

    The €80 is the minimum charge for that type of planning application. If you meet the requirements for a shed exempt from planning and want to apply for a grant you will need a declaration of exemption from your planning authority staying the proposed shed is exempt, known as a section 5 declaration. The application fee for this is €40 I think and involves making an official application to the planning department. You should check with your local planners for their requirements to be honest as I came across a couple of surprise conditions recently.

    how much is it costing to pay the draughtsman to do the plans and submit the planning application ??
