Planning on Shared Entrance

    Hi Guys,

    With the house that I am in the process of buying, I noted from one of the maps that I got from County Hall that the driveway is not quite in the same position.

    Let me give some background. The new house is situated in the field beside an existing dwelling, which already has it's own entrance from the main road. The architects map shows that for the new dwelling a driveway is connected to this existing entrance, however its not quite in the same position that it was proposed.

    So following this crude diagram below where ===== is the driveway for existing dwelling (House A), the plan shows that the driveway (//) for the property that we're interested in (House B) to be joining half way up the entrance of A. Whereas, in reality today, the entrance to House B is almost immediately when you turn off the road. I should say that the original access from road seems not to have changed at all - simply the immediacy of this House B driveway.

    REALITY:

    Question: Should there be any cause for concern here in respect to a planning issue?

    Ask the vendor for a certificate to show it has been constructed in compliance with the planning permission. If the gate is in a different position, it may need retention permission or a new entrance constructed to comply with the planning.
