Changing estate agent...Fees?

    I'd a property for rent with an estate agent for over 6 months. No client on board yet.

    Anyway, I'm thinking of switching to another agent. How does this work? would agent 1 be entitled to a cut of the rent? do they go jointly?

    I'm not trying to shaft the agent...just wanna know where I stand legally before I have the 'chat'!

    Did you sign a contract with them? That should detail any exit clauses if so.

    Usually you need to refund them any direct expenses - advertising, etc. This is usually a few hundreds.

    If you haven't got a tenant then they should get nothing! There might have been some marketing fees included but these are a rip off. Likely only put your property on the portals and took some photos - these cost the agent nothing!

    Most agency contracts have a lock in period, rarely more than 6 months. Then you can change agent. Don't let your agent try to penalise you when they haven't done the job intended. (Full disclosure, I'm an agent but we think it's wrong to charge people without doing the job you're hired for - upfront or marketing fees are unfair - should just be a fee for a successful sale or let)

    6 months is a long time. What type of property and where? Unless you are very rural or a large house it shouldn't take that long - or you're asking too high a rent.
