Roof replacement on old stone house

    Hi, we've been looking at an old stone farmhouse (circa 1850) the last while and finally agreed a price with the owners survey dependent.

    Survey came back in the last week and the surveyor has strongly recommended the old roof is replaced or relaid.

    Roof is natural slate, no felting underneath, instead the traditional torching that's in fairly decent shape considering no additional maintenance has ever been done.

    However there is significant deflection in the trusses and evidence of water damage to some of the visible beams. There is also staining in places on the first floor ceilings, nothing drastic but again points to leaks in the roof.

    Anyway not the news we wanted but dependent on replacement cost the owner might be willing to drop the asking price to match it.

    The original slate is in good shape so we would want to reuse it, just follow the recommendations of the survey and get damaged beams replaced, new batons with a permeable felt membrane between the slate and the interior.

    So looking for recommendations off anyone who may have had a similar job done or knows a reputable company that specialises in jobs like these.

    You don't state where the house is located, but any good roofer can do it. Ask around, get someone who cares about their work. We got our roof relaid ten years ago as the nails had rusted and slates were slipping. We got away with just new batons. Insist the builder treats the new timber with preservitive at the cut ends etc.
    It's a great chance to put in insulation etc.
    If you have dormer ceilings, don't be surprised if plaster comes down, especially if original lath and plaster construction.
    check if any grants are available. If you are an OAP there was some kind of Council repair grant at one time.

    That's exactly what we're looking for, someone who cares about their work and won't cut corners so any recommendations really appreciated.
